What you are agreeing to.

Fourteen days free, then a base price per plan and a falling rate per property — never per guest. Agents draft by default, a reply is only counted when it is sent, and you can export everything and cancel on any day. These rules are already written into the billing and the agents.

The full terms of service are drafted against exactly these rules and are still in review, so this page is not yet that document. Ask and we will send the current draft with the date it is signed off.

The plans, as the system stores them

Trial
Fourteen days, one property and 200 replies a month. No card, and it never turns into a paid plan on its own. At the end you choose a plan or the account pauses.
One property
£29 per month for a single property, with 200 agent replies a month. It includes the whole guide, the guest app and one agent.
A few properties
£49 per month with two properties included, then £11 for each one after, up to fifteen. 600 agent replies a month, and agents can send on their own once you allow it.
Agency
Sixteen properties or more. £199 per month with twenty included, then £7 for each one after, quoted in writing. 2,000 agent replies a month, and it adds seats, roles, channel manager sync and an audit log.

What counts, and what happens at a limit

A reply is one answer sent to a guest
Your own replies cost nothing. Neither does a draft you never send, nor a message an agent hands back to you because your guide did not cover it.
Reaching the monthly limit
Agents fall back to drafting. Nothing is silently dropped, guests never see an error, and nothing is sent that has not been paid for. The count resets at the start of the month.
Guest questions are counted separately
Questions asked inside the guest app have their own monthly allowance, counted per property, and they never draw on the replies your agents use. One cannot exhaust the other.
Moving up to Agency
Nothing happens automatically. We send you an Agency quote first, and you stay on your current plan until you accept. Guides, agents and threads carry over unchanged.
A run that goes wrong costs nothing
One unit is held before an agent starts, then either spent or returned when it finishes. A refusal costs nothing, and a run that loops costs a bounded amount rather than an open one.

Money

How it is taken
Stripe Checkout takes the payment, and Stripe’s own billing portal handles changes and cancellation. Billed monthly, and you can cancel on any day.
Only the payment provider can change your plan
Your subscription is written by a verified message from Stripe and nothing else. No request from a browser, including ours, can move an account to a higher plan.
Currency and VAT
Pounds or euros, whichever your account is set to. Prices exclude VAT, which is calculated and added at your local rate.

Leaving

No notice, no exit fee
Cancel on any day. There is no notice period, and no charge for leaving.
Take your work with you
Your guide and every thread export as JSON in one click, at any time, including after you have cancelled.
Deletion is a request you make yourself
You make it from Settings. It is recorded and acted on, not sent to an email address that may or may not be read.

What we will not do

Send in your name without your permission
Every agent starts in draft mode. Letting one send on its own is a decision you make per agent, and anything flagged or not covered by your guide still comes to you.
Answer a guest about money or the door on its own
Those messages are held back before an agent ever sees them, whatever that agent is set to, and a door code cannot go out before arrival day.
Quietly rewrite the record
Agent runs, usage and the audit log are readable by your account and writable only by the system. What happened cannot be edited afterwards.
